The short version
Is it time to replace your tile roof?
Usually the answer depends on what is under the tile. Clay and concrete tile are durable materials, but the underlayment beneath them is what keeps water out, and it tends to age out first.
If you see widespread cracked or slipping tiles, leaks in more than one spot, or daylight and stains in the attic, call (908) 381-0803. Often the fix is to lift the tiles, replace the underlayment and re-lay the sound ones. That is a tile roof repair or partial re-lay, not a full tear-off.
Linden sits in Union County, where roofs deal with humid summers, freeze-thaw winters and nor'easter wind. Those cycles work on flashings, valleys and underlayment first. This page covers the signs, the methods, what waiting costs and what to expect on the call.
